Eligibility Criteria
You must own a residential property in Türkiye registered under your name in the Land Registry. The property must meet the current minimum value requirement of 200,000 USD, which applies to all provinces in Türkiye without exception.
Properties purchased before the new valuation regulation are evaluated according to the rules that were valid at the time of purchase.
If the property does not meet the required value threshold, you may still obtain a Short-term Residence Permit based on property ownership (property guarantee).
You must have entered Türkiye legally and not exceeded your visa or visa-free stay.

Valid passport (copy of bio-page + entry stamp).

Four biometric photos (ICAO standard).

Proof of legal entry into Türkiye (visa or visa-exemption).

Title deed (TAPU) registered under your name.

Official valuation report showing the property value meets the minimum 200,000 USD requirement.

Previous valuation report or purchase documents (evaluated under old rules). -
DASK earthquake insurance (compulsory).

Tapu Registry Record (Tapu Kaydı) — recent ownership record from the Land Registry.

UETS / PTT Digital Notification Registration.

Application Steps
